Step 1 of 6

What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

Nothing is charged and nothing is booked.

Full replacement, typical home$13,000 to $33,000Estimated installed range in Costa Mesa for a single-family roof.
Per square, architectural asphalt shingle$675 – $975One square is 100 square feet of roof surface.
Emergency tarp-over$400 – $1,300Stops the water tonight. It is not a repair.

These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Costa Mesa is built. No contractor is bound by them, and nobody can price a roof they have not stood on.

What a roof looks like as a monthly payment

Straight amortisation on the amount and rate you type in. Nobody is offering you these terms, us least of all — this is the arithmetic so you can check whatever a lender or a contractor does offer.

Prefilled with the middle of the typical Costa Mesa replacement range. Change it to whatever you have been quoted.

Roofing paper commonly lands somewhere between about 7% and 18% depending on credit and on the programme. Put in the number you have actually been given.

The assumptions, in full

  • A fixed rate, equal payments, and interest compounded monthly. Nothing is deferred and nothing balloons at the end.
  • No down payment, no dealer or origination fee, no prepayment penalty, and no insurance product added on. Real roofing finance often carries a dealer fee, and it is usually already inside the price you were quoted.
  • Promotional "same as cash" and zero-interest offers work differently: the interest is typically owed retroactively if the balance is not clear by the deadline. This table does not model that.
  • The prefilled amount is the middle of the typical replacement range for Costa Mesa from public cost data. It is not a quote for your roof.

CoveringPer squareTypical whole roofExpected life
Architectural asphalt shingleThe default choice on most American homes, and usually the right one.$675 – $975$13,000 – $26,50025 to 30 years
3-tab asphalt shingleThe cheapest thing that still counts as a roof. Fewer and fewer crews will install it.$550 – $725$10,500 – $19,50015 to 20 years
Impact-rated asphalt shingleClass 4 rated. Often earns an insurance discount where hail is a factor.$900 – $1,300$17,000 – $35,00025 to 35 years
Concrete tileThe tile lasts far longer than the underlayment beneath it, which is the catch.$1,300 – $2,100$24,500 – $56,50040 to 60 years
Clay barrel tileOften salvaged and re-laid over new underlayment rather than replaced.$1,700 – $3,500$32,500 – $94,50050 to 80 years

What moves the number

  • Access — a truck that cannot get near the house adds hours to every load
  • Where you land in the season; crews discount when the phone is quiet
  • How much decking turns out to be soft once the covering is stripped
  • Whether the fasteners and flashing are specified for coastal exposure
  • Pitch — anything over about 7:12 needs staging and slows a crew down

Common repairs

Emergency tarp-over$400 – $1,300
Small leak, flashing or a few shingles$500 – $1,300

Extras that turn up on quotes

ItemTypical rangeNotes
Roof inspectionFree – $519Frequently free when it is tied to an estimate. Paid inspections buy you a written report you can hold somebody to.
Tear-off, per layer per square$161 – $294Two old layers costs roughly twice what one does to remove and tip.
Seamless aluminium gutter, per foot$13 – $28Most homes run 160 to 220 feet.
Ridge and intake ventilation upgrade$624 – $2,577The cheapest thing you can do to make the next roof last its full life.
Tile lift-and-relay, per square$742 – $1,346Existing tile comes off, new underlayment goes down, the same tile goes back.
Skylight replacement, each$1,253 – $3,647Cheaper done during a re-roof than on its own afterwards.

Cost questions

Are you a roofing company?

No, and it matters that we say so. We are a referral service, not a contractor. The roofing work, the licence, the insurance and the warranty all sit with the independent company you choose.

Can I just put a new roof over the old one?

Codes in most places allow two layers. That does not make it wise. You lose the chance to see the deck, and the next roofer has twice as much to remove.

I have solar panels. What happens to them?

They come off and go back on, and that is a separate cost, often handled by the solar installer rather than the roofer. If the roof is near the end of its life, do the roof first — removing and refitting panels twice is money wasted.

Does being near the ocean change what goes on the roof?

Yes. The specification that matters here is metal, not shingle. Ask directly what the fasteners and flashings are made of; in salt air that answer decides how long the roof lasts far more than the brand of the covering.

Do you handle commercial buildings?

Yes. Commercial requests go to contractors who do low-slope and flat systems rather than to residential crews. Say so on the property question and it routes correctly.
